Toronto is a great city, with diverse populations living in unique and vibrant neighbourhoods.
If you are buying or selling a house, condo or interesting space in the city, this is the place to start your journey.
My name is Fania Belaoussoff and I am a Real Estate Broker with a simply service philosophy…
I listen to you, we talk about your options, and I empower you to make the choices that are best for your wants and needs.

about me.

My real estate journey started over 20 years ago after searching for my own home. I experienced first hand those pushy realtors with little knowledge of basic home construction — not to mention, design or decorating savvy.
I vowed to be different.

I have never been obsessed by sale numbers; I do obsess over you, my clients. I am far more likely to give my “thumbs down” on a property than a “thumbs up” unless it is right for my client, in the short term as well as the long term.

Buying a house or condo is a big decision which affects all aspects of your life. The lifestyle and the financial implications are enormous. It is one of the biggest pivot points in a person’s life – and as a Realtor I respect that and give it full weight.

Because of that, I have never been, nor will I ever be a #1 Realtor in sales volume; I will not sell dozens of homes in a year, or have my assistant deal with my clients; I will never be on a billboard, nor on a TV show. What many Realtors forget is that it not about them, it’s suppose to be ALL about YOU.

When I meet someone who is interested in buying/selling I listen and listen carefully. We talk, we talk some more, and then we start on a path that leads them to the right decisions – decisions based on their personal circumstances, needs and wants.

I get a true sense of personal fulfillment when I can help people, and I consider myself lucky because being a Realtor lets me do that. As the great twentieth century philosopher, Popeye the Sailor Man, said, “I am what I am, and that’s all that I am”.

buying/selling.
TO BUY, OR NOT TO BUY?
TO SELL, OR NOT TO SELL?
THE DECISION
First step, take a big breath. Make sure everyone involved wants to buy or sell . . . including life and financial partners.

DOES IT REALLY MAKE SENSE?
The desire may be there, but there may be logical reasons not to sell/buy. Transaction costs, lawyer fees, mortgage fees, moving costs and other personal reasons may make staying where you a much more attractive alternative. It may be better to put a move off, or to just renovate your space. A new colour on the walls, a few throw pillows and even a new kitchen are all less expensive options than moving.
HOW TO START?
Talk to your bank or a mortgage broker. It doesn’t really matter which one you use, but you do need an understanding of the financial implications of your decision. If you're planning to buy, get a pre-approved mortgage . . . you may think you know what you can afford, but your lender will tell you what that amount is. This can save you a lot of frustration!

IF BUYING - WHAT AND WHERE
House or condo? It is both a lifestyle preference and affordability question. To commute or not to commute? I live in the city core, so I guess my bias is clear. Where do you work? Your decision should be based on quality of life. Enjoying life and family is everything . . . do not be house rich and life poor.

IF SELLING - THE PREP WORK
Find all the paperwork. The title, the mortgage, surveys, contractor receipts, utility and tax bills all should be accessible. Talk with your Realtor how to maximize value, fix the easy fixes, de-clutter and stage your space.

WHO - TO PICK AS YOUR REALTOR
Obviously, it’s me of course . . . but only if I am a good fit. I am a mature person with tons of experience, many opinions, dry sense of humour and an appreciation of the absurd . . . there is a reason that I am still in real estate sales after 20 years. But the best way to know if we are a good fit? Contact me. You can talk and I will listen.
